Local Trends in Real Estate
Turning back the clock to 2007 in Horry County, SC, approximately 55% of the homes sold were under $250,000. Today 77% of all new homes sold in Horry County are sold under $250,000.

New Home closings in Horry County have a typical monthly average of 200 homes per month. September 2006 was the peak with 413 closings, while in January 2009 we have our fewest closing of only 57 homes. However, since January 2009 we have seen a slight increase in sales moving slightly closer toward the average.

Overview of the Market Place
Expect pricing increase in the spring of 2011, largely due to the rising fuel/oil cost. This directly impacts products such as shingles, felt, and other asphalt based materials. So far, it has been announced that all brands of shingle will increase 6-8% as of March 1st.

With the scrap metal market rising, rebar has had several increases already in 2011. However, many suppliers are saying this is not demand driven, and wonder if the pricing will hold for long at the higher level. Also, with China being the major driver of the scrap metal market nails could begin to see increase in the near future.

As always in the spring of the year, expect to see substantial increase on Treated material, especially decking and timbers.

The SPF market in 2011 is continuing to wobble due to the wintry weather which has completed halted buying/transporting materials. As spring progresses and the weather breaks, expect inventories to begin moving again, and pricing to do the same.
